A typical kitchen (10’x16’) would take about 3-4 weeks, given that the materials are available (delivered to the site), but this may vary based on the project complexity and the time to install the kitchen top. Demolition and haul away of the old kitchen usually takes 1-2 days. Prepping the dry walls for paint and painting takes an additional 3-5 days. Flooring – 2-3 day with a click system, 5 full days if installing tiles. Assembly of the kitchen cabinets and installation takes another 4-5 days. At this point, a kitchen top installer may come and measure the kitchen in order to cut and later install the top. This is one of the aspects that European Kitchens does not control. Flexible subcontractors will install the kitchen top in 5-10 business days, however, companies such as Home Depot and Lowes will need 5-7 weeks! Once the kitchen top is installed, the kitchen is fully functional within 1 week, which is allocated for sink and food disposal installation and appliance installation (free standing). Back splash tiles may take additional 2-3 days.
The cost of a kitchen remodel in Virginia can vary widely depending on the scope of the project, the size of the kitchen, and the quality of materials used. Here are some general estimates to give you an idea:
1) Small-Scale Remodel: For a basic remodel, with new entry level IKEA products, focusing on cosmetic upgrades, and replacing countertops with granite, you can expect to spend between $10,000 and $20,000. This type of remodel usually involves minimal structural changes and uses budget-friendly IKEA materials such as ENKOPING and VEDDINGE.
2) Mid-Scale Remodel: A more extensive remodel that includes new cabinets, appliances, quartz counter tops and possibly some layout changes typically costs between $20,000 and $40,000. This level of remodel often includes semi-custom cabinets, mid to upper range appliances, LED lights under wall cabinets, new floors, etc.
3) Large-Scale Remodel: For a high-end remodel involving significant changes to the layout, custom cabinets, high-end appliances, and premium countertops, waterfall edge, islands, costs can range from $50,000 to $80,000 or more. This type of remodel might also include structural changes, such as moving walls or reconfiguring plumbing and electrical systems.
The prices above include both labor and materials. It is important to plan your budget carefully and consider the return on investment (ROI). A kitchen remodel will definitely include the home value, but you need to consider if you plan to live in this house for a long time and do it per your taste or if you plan to move in about 2-3 years and possible do a “crowd-pleaser” type of kitchen remodel with colors and appliances that most people expect to see and not necessarily what you use every day.
If you are on a budget, here is what you need to consider:
- Keeping the same kitchen layout will minimize the cost for design, flooring and drywall work.
- Keep the cost low by configuring your cabinet with mostly doors and shelves rather than drawers, which are more user-friendly and utilize the space better, but are also slightly more expensive.
- Find a good deal for white appliances, which in general are cheaper, than stainless steel. The appliances that you have will most likely be a free standing range oven and refrigerator and built in dishwasher and a fan or a microhood above the range.
- Consider using either no backsplash or a 4-inch backsplash.
- The counter top will be either Class A-B granite or laminate with undermount sink and new faucet.
With a budget of $18,000-$25,000 here is what you can do:
- You can change the kitchen layout, including removing soffit or walls and opening up the concept.
- Consider using a kitchen island or a peninsula as this is a great utilization of space with drawers, carousels and pull outs.
- Consider using larger wall cabinets (40 inches high), and a full size pantry cabinet with shelves.
- Premium grade granite or quartz for countertops with undermount or farm sink
- New stainless steel appliances such as a range oven, 36-inch refrigerator, built-in dishwasher, chimney range hood or microhood, may be even a built-in oven and/or cooktop.
- Porcelain or glass tile backsplash, subway or other, etc.
- Countertop LED lights and new receptacles and switches with cover plates
With a budget ranging from $25,000 to $35,000 you have even more options:
- New kitchen layout, elaborate styles and colors to choose from.
- New kitchen floors.
- New stainless steel appliances, including built-in (double) oven, cook top, dishwasher, chimney range hood, maybe even a beverage center with ice-maker, etc.
- Quartz countertop and most likely with an island or peninsula with overhang and bar area
- Counter top LED light and even lights inside cabinet and drawers
With a budget of $35,000 or more you can have all of the above plus:
- Custom layout and cabinet solutions, custom colors and sizes.
- Premium quartz and island or peninsula with waterfall edge, hardwood tops or accent pieces.
- Built-in appliances, including built-in (countertop depth) refrigerator, beverage center with a second sink, double built-in oven, cooktop with wall or ceiling mounted range hood, downdraft vent, other built-in appliances such as a warming drawer, ice maker, trash compactor, etc.
- Electronic opening for certain cabinet, LED lights on all wall cabinet and work lights in drawers.
- New hardwood or tile floors.
- Backsplash tiles (pretty much any style).
Yes, it is a great investment in your home’s value because the kitchen is one of the few rooms in the house where renovation will significantly increase your home’s value. The reason for this is that any kitchen (and bathroom) renovation is permanent and will increase the value of your home. So, when you are ready to relocate, you can be confident that you will get top dollar for your property.
The kitchen is a place where liquids are often spilled and a place with constant fire hazard (heating elements, flammable liquids, etc.) Regular adhesive vinyl is cheap, but they are a very outdated type of flooring. The best possible option for many kitchens are ceramic tiles, as they are durable, flame resistant and liquids can be easily cleaned. Another good option are the luxury vinyl planks that are assembled with a click system. They are waterproof and very durable. A great and timeless option is the hardwood floor. Avoid laminated floors, unless they are water-proof.
If you are the type of person or family that likes to cook and you want top of the line look and want to really improve the value of your home – we suggest a granite or quartz kitchen top. Granite is a beautiful, natural stone that is mined from the Earth, but is porous material and requires to be sealed with mineral oils regularly. Unlike granite countertops, quartz does not require sealing with mineral oils and is stain resistant. Since it is a man-made material there are many color options to choose from. Laminate is one of the cheapest options, but it comes with many drawbacks. Butcher block is not ideal as wood needs maintenance and the standard butcher block is available only with 25” depth and we recommend with IKEA cabinets to have at least 25-1/2 and in some cases 26” depth for better look.
